Hi. First, a disclaimer. These notes, here and elsewhere in this blog, are no substitute for the specific terms and conditions written in the Lease Agreement you will have to sign to rent Apt. 1202. Only the Lease Agreement counts. Please keep that in mind. That said, here goes.
Availability. Now. You can move in immediately.
Rent. You can rent Apt. 1202, unfurnished, for 12 months or longer. The rent for 12 months is just $3495 per month, unfurnished. If you need furniture, but don’t want to buy it, there are a number of furniture leasing companies in the area that will help you out. A longer-term lease at the same monthly rent is also possible. Just let me now what you need.
Although the apartment is unfurnished, the HDTV, DVD player and surround sound amplifier and speakers in the living room come with the apartment for no additional charge.
Security deposit. You will also be required to provide a $2,000 security deposit.
Move-in fee and deposit. There is a $100 non-refundable “move-in fee” which is a pass-through of what the building charges, plus a $250 move-in security deposit, also a pass-through, that you get back if you move in without damaging the building’s “common elements.”
Parking. Parking is extra. There are 2 assigned parking spaces in the secure, underground condominium garage that you can can rent.
Storage. There are also 2 storage spaces – just off the elevators on the P1 and P2 parking levels – that are also available for rent.
Utilities. Paying for electricity, which averages about $75 per month, will be your responsibility. The window films and programmable thermostat I had installed have been very helpful keeping the costs of air-conditioning and heat down. The costs of water, sewer and garbage collections will be paid by me.
When you see the apartment, you’ll notice that there is a Nest thermostat – like the one on the left – that not only allows you to program changes to heat and air conditioning, but also lets you control your system from any remote computer, tablet or smartphone – in case you’re out later than expected, you missed your connection back to Reagan National or maybe you’ve decided to stay over the weekend in New York or Paris. Whatever your situation, programming your Nest to match your schedule can save you some serious money.
Pets. Pets will be approved on a case-by-case basis. The smaller, the better.
Building amenities. There are lots of of them, but at no additional cost to you. There are, in other words, no “amenities fees” such as some rental properties charge. I’ll be paying all condo fees.
Any questions? Please feel free to call 443-621-3880 or send an email to Apt1202@verizon.net.
Thanks. I’m looking forward to showing you the apartment and to the prospect of your being my tenant.
